Traditional property analysis software tends to focus on one aspect of property management - the bottom line. Whilst this is important, there are also a number of other considerations that need to be taken into account when considering the strategic performance of property. Property decisions can rarely be taken based solely on cost, PropertyWorks recognises this and captures data from a wide range of sources.
PropertyWorks is able to present strategic information based on operational data through the use of a structured analysis mechanism that illustrates how well the property is performing against a wide range of criteria. Property performance scenarios can determine how, for example, the running costs of the property portfolio will vary with an increase in energy costs and produce a carbon footprint for the entire portfolio.
As part of the PropertyWorks process, asset users are engaged in consultation regarding asset suitability to supplement operational data and to ensure that property decisions are as informed and therefore auditable as possible. This is achieved through an integrated suitability and sufficiency questionnaire that forms part of the PropertyWorks suite.
PropertyWorks embodies the National Property Performance Management Initiatives and is therefore able to compare a local authority's asset portfolio against national standards in line with Government directives. It is possible to use PropertyWorks to benchmark with other similar organisations or authorities, to compare NaPPMIs based on asset type, use etc. Benchmarking is part of the PropertyWorks Community.
